Project Correspondence Highlights
Highlights of official communications between Hillsborough County Planning staff and the project developers, obtained via public records request (Chapter 119, F.S.). They are shown here in chronological order.
1. The Initial Warning: Alcohol Sales & Church Proximity (March 6, 2026)
Summary: Right at the start, the County Case Planner notified the developer that a gas station is not permitted under current zoning and that their request to sell alcohol would require special waivers because of nearby church properties.
2. Official Staff Finding of 'Not Supportable' (March 31, 2026):
Summary: County planners confirmed this segment of Ehrlich Rd. has no commercial uses and is strictly residential/institutional, making a gas station incompatible with the neighborhood.
3. Transportation & Safety Conflicts (April 8, 2026):
Summary: Senior planners found that a driveway on Bellamy Rd. would not be permitted due to safety spacing standards and that Ehrlich Rd. access would be limited to right-in/right-out only.
4. Environmental & Wetland Warning (April 9, 2026):
Summary: The Environmental Manager documented that the proposed plan would significantly impact 25% to 50% of the site's protected wetlands and natural resources.
5. Withdrawal & New Strategy Notification (April 27, 2026):
Summary: The developer's attorney officially withdrew the original application to pursue a 'Planned Development' (PD) and an alcohol sales waiver near local churches.
