Jan-Feb 2026
A rezoning application (RZ-STD 26-0481) was submitted seeking approval for a convenience store and gas station at:
- 14702 Bellamy Road
- 5911 Ehrlich Road
The proposal involved rezoning the property from Agricultural Single Family (AS-1) to Commercial Neighborhood (CN).
March 2026 - Proposal Review
County planning staff began reviewing the proposal.
Public records show that:
- county staff raised compatibility concerns,
- transportation reviewers identified access limitations,
- and environmental staff noted potential impacts to wetlands, trees, and nearby natural resources.
County staff also noted that a similar gas station proposal had previously been reviewed years earlier and was found not supportable.
April 2026 – Application Withdrawn
On April 14, 2026, the applicant’s attorney informed Hillsborough County that the applicant wished to withdraw the standard rezoning application.
Public records state the applicant intended to instead pursue a Planned Development application for the 7-Eleven gas station.
May 2026 - Public Hearing Signs Marked “WITHDRAWN” & Subsequently Removed
After the withdrawal:
- county hearing signs were updated with “WITHDRAWN” notices,
- and were later removed entirely from the property.
May 29, 2026 - New Planned Development Application Filed
The application is for:
- the same site,
- and the same gas station/convenience store use.
- concerns regarding wetlands, traffic, etc. addressed in the application
The hearing is tentatively scheduled for August 24, 2026 but this may change. If it does, the new date will be announced here.
